In-house development capabilities provide an end-to-end experience customizing space for agile workspace needs
Expansive Development Services are one of the unique in-house capabilities that sets Expansive apart as a fully-integrated real estate company, capable of supporting both internal development needs as well as client customizations. The team has delivered over 3 million square feet of flex workspace to date across the country, from concept to move-in ready. If we can dream it, they can do it. They provide support in three key areas across the Expansive portfolio:
- Evaluating potential new locations, pre-development planning, then leading the physical transformation of properties into Expansive product upon close
- Providing ongoing enterprise sales support such as space planning, 3D renderings, and FF&E management once a property begins leasing
- Serving as a development resource and partner for both flex and long-term clients as well as select third parties conducting their own space customizations
A particularly exciting aspect of the June 2021 debut of our Columbia, SC location at 1122 Lady Street was the development of Expansive’s second large event venue, Palmetto Patio. This 8,900 SF third-floor patio was completely reimagined during construction. It now boasts a range of distinctive, cheerful zones wrapping around three sides of the building that can be divided up as needed and all offering fantastic views of historic Downtown Columbia, day or night. With access to both the community lounge and a large private SmartSuite, it also provides plenty of opportunities to extend seamlessly into indoor space.
In June 2020, Expansive completed a two-year renovation of the downtown Nashville building located at 501 Union. A significant part of this project focused on updating the beige 1974 exterior facade by removing heavy architectural elements and giving it a sleek black backdrop, allowing its vertical simplicity to take center stage in a much more modern look. This $8MM, 80,000 SF project also refreshed the lobby and common areas and converted another floor to Expansive Workspace, adding 25 new private offices to the workspace community.
As the headquarters of the Colorado Athletic Club in its prior life, the 16th Street center in Denver sported an indoor track, windowless racquetball courts, mirrored jazzercise studios, and a rooftop basketball court complete with inflatable bubble when it joined the Expansive portfolio. Nine months later, it reopened in March 2018 as Expansive Denver at 16th Street, with 12 floors of flexible workspace, a sunny new two-story community lounge and event space, 25 SmartSuites, and a stunning new landscaped rooftop deck and bar offering indoor/outdoor space with views for miles.
