In 2023, ownership engaged Expansive to transform a dated former Regus location at Denver Tech Center into a competitive, high-performance flexible workspace. Regus had operated in the space since 2005, and although the footprint was functional, it was no longer aligned with modern workplace expectations and was falling behind.
The ownership team set aggressive performance targets:
• Renovate the space for under $40 per square foot
• Reach net operating income break-even in Year 1
• Return 100% of invested capital by the end of Year 2
Expansive executed a two-phase renovation strategy to bring the space to market quickly while aligning with long-term goals. Phase I focused on speed and cost-efficiency, delivering light space plan adjustments, new flooring, paint, lighting, furniture, and IT upgrades, all completed in 90 days and under the $40-per-square-foot budget.
Phase II introduced more significant layout changes, converting underutilized areas into premium private offices and team suites in response to growing demand. By phasing the improvements, Expansive was able to launch early, generate revenue fast, and scale the offering based on real-time tenant interest, all while maintaining design consistency and operational efficiency.
